Chicagoland Housing Market: What August 2026 Means for Sellers

“Are fewer homes selling because prices are falling? Should I wait before listing mine?”

The Chicagoland housing market deserves a closer look. In August 2026, fewer homes sold than a year earlier. However, fewer homes were available, and the median sale price increased.

Here is what the figures show—and what to consider before making your next move.

What Changed in the Chicagoland Housing Market?

According to Illinois REALTORS®’ August 2026 report, compared with August 2025:

  • Closed sales fell 4.5%, from 8,535 to 8,153.
  • Homes available for sale fell 11.0%, from 15,756 to 14,028.
  • The median sale price rose 5.3%, from $375,000 to $395,000.
  • Average time until sale remained at 22 days.

These figures cover houses and condominiums across the nine-county Chicago Metro Area. They describe August activity, rather than today’s listings.

Does a Higher Median Mean Your Home Is Worth More?

Not automatically.

The median is the middle sale price: half the homes sold for more, and half sold for less. It can change partly because a different mix of homes sells.

Therefore, a 5.3% increase does not mean every property gained 5.3% in value.

A house in Skokie and a condo in Evanston face different competition. Size, condition, location, and price range also matter.

What Should Sellers Do With These Numbers?

First, avoid making a decision from the sales decline alone. The report shows fewer completed transactions alongside fewer available homes and a higher median price.

Next, look at your direct competition. Which similar homes have sold recently? What is available now? How does your home compare?

Then review your timeline and likely selling expenses. If you are also buying, ask your lender for an updated payment estimate before setting your budget.

These steps give you a more useful starting point than applying a regional percentage to your home.
