Is paying for your home getting harder? If you’re considering selling your home in Skokie or a nearby community, you may wonder what a sale would mean for you—and where to start.
I’m Natalie Novikova with CENTURY 21 Circle. I help homeowners in Skokie, Morton Grove, Niles, Evanston, and Wilmette understand the possible outcome of a sale and move through the process step by step.
Where Could We Start?
We could begin with your home, circumstances, and timeline. I would review comparable sales and current competition, then prepare an estimate using a likely sale price, selling costs, and available mortgage payoff information.
This could help you see what might remain for your next move—or whether there could be a shortfall.
For accuracy, your mortgage company could provide a written payoff amount for an expected closing date. It may differ from your statement balance because of interest and other charges. Your attorney and title company can help check liens and confirm the amounts needed at closing.
How Could I Help You Sell?
If selling fits your situation, I would prepare a plan covering:
- Pricing: An informed asking price based on the market, your home’s condition, and your timeline.
- Preparation: Practical steps before showings. If funds are limited, we could compare minimal preparation with selling in the home’s current condition.
- Marketing: Property materials and promotion to reach potential buyers.
- Showings and offers: Coordinating showings and buyer communication, then helping you compare prices, terms, and closing dates.
- Closing: Coordinating the brokerage side of the transaction and helping you understand each next step.
You don’t need all the answers before we talk. My role is to make the selling process clearer.
When Could Other Specialists Help?
If you hope to keep your home, your mortgage company may offer payment assistance. You can also get free advice about mortgage payment difficulties from a HUD-approved housing counseling agency.
If the sale may not cover your debt, your lender and attorney could help clarify the options. A short sale requires lender approval. Approval does not automatically erase the remaining debt. Your attorney can review whether the written terms release you from it. A tax professional can explain possible tax effects.
If you receive court papers or a foreclosure sale notice, it would be wise to speak with your attorney promptly. Listing your home does not, by itself, stop foreclosure or extend court deadlines.
One Conversation Could Be a Starting Point
A difficult situation does not mean you have no options. You can call me at 224.517.5507 to discuss whether selling could help and which questions may need specialist advice.
If needed, I can share contacts for professionals serving Skokie, Niles, and Morton Grove.
