Sell Your Home Now—or Wait Until Spring?

“If I wait until spring, will I walk away with more money?”

It’s a reasonable question. But a higher future sale price would not automatically mean a better financial result.

Before deciding, compare three things: your home’s competition today, the cost of waiting, and the timing of your next move.

Does Spring Always Mean a Better Sale?

Spring and summer generally bring more market activity nationally. Fall and winter tend to be slower. However, local conditions, mortgage rates, and the homes available can change the picture. These seasonal patterns are not a prediction for your property. nar.realtor

For a homeowner in Skokie, Morton Grove, Niles, Evanston, or Wilmette, the useful question is:

What would buyers compare my home with right now?

I review relevant recent sales and competing listings—not just the month on the calendar.

What Would Waiting Cost You?

Keeping your home means continuing to pay expenses such as property taxes, insurance, utilities, maintenance, and mortgage interest, if applicable. Consumer Financial Protection Bureau

Here is a hypothetical example:

  • Relevant holding expenses: $2,000 per month.
  • Waiting another six months: $12,000.

If you later sell for $10,000 more, that increase alone would not cover those expenses.

This is an illustration, not an estimate for your home. It excludes mortgage principal payments, which reduce your loan balance. If you continue living in the home, you also receive housing value during that time. Compare waiting with the costs of your actual alternative.

When Might Waiting Make Sense?

Waiting may be reasonable if you need time to prepare the property, arrange your next home, or choose a move date that fits your life.

Listing sooner may be worth considering if your home is ready, you have a workable moving plan, and carrying it longer would strain your budget.

Neither choice guarantees a particular price or selling timeline.

If You Are Buying Next, Compare Both Sides

Your sale is only part of the decision.

Consider the cost and availability of your next home, financing, and possible temporary housing. A higher selling price may be less helpful if your next purchase also costs more.
